Portland Square
This conversion of a Grade 1 listed property into 21
luxury apartments and 2 penthouses in the centre of Bristol was
completed in April 2003. The project also comprises secure below ground
car parking and is part of the regeneration of the St Pauls district.

The project included the demolition and replica new build of a linked
Grade l listed structure. The development is situated in Portland Square
in the St Pauls district less than a mile from the centre of Bristol. As
an indication of the challenge the development provided, the existing
building was recorded at number three in English Heritage’s risk
register of endangered properties in south west of England. Undaunted,
the company took on the development and have reaped the rewards that so
often come with period buildings.
The development required a high degree of consultation and collaboration
with English Heritage and the Conservation Officer and close
relationship has proven that the company can deliver on the sensitive
issues regarding this type of development
Doubts about the location and the wisdom in putting up-market units in a
historically depressed area were not without reason as the locality has
been renowned for the seedier side of life. However, the precinct has
been targeted for improvement by the authorities and the project has
contributed to the regeneration and feeling of upliftment currently
being enjoyed in the area. Providing stimulus to the long term growth
will be the development of the proposed £500m Broadmead shopping centre
which is a stones throw away. “Irrespective of what the prognosis is for
property prices in the future, there will always be upside potential
with the recreational and shopping facilities about to be created on the
doorstep” says Peter Bradley.
